The project focuses on refurbishing and converting Telephone House, a 6-storey office building located between Bell Street and Ward Road in Dundee city centre, into 422 purpose-built student bedrooms. The existing structure consists of a reinforced concrete frame with masonry and cladding infill.

Solution

The works include full internal reconfiguration, asbestos removal, soft strip, window replacement, structural modifications, new glazing, mechanical and electrical installations, partitions, ceilings, decorations, and associated finishes. Externally, the project will feature a complete building clean, hard and soft landscaping within the internal courtyard, significant façade upgrades, and compliance with building warrant requirements.

Outcome

Upon completion, the building will be transformed into a modern, fully compliant student accommodation facility, providing 422 high-quality bedrooms and enhanced external spaces, contributing to the regeneration of Dundee city centre.
